Why local history matters
Flint's economic story begins in 1886, when William C. "Billy" Durant and Josiah Dallas Dort founded the Durant-Dort Carriage Company at Factory One, building it into one of the country's largest carriage manufacturers. David Dunbar Buick moved his young engine business from Detroit to Flint in 1903, and after Durant took over Buick's management in 1904 he built it into the country's top automaker by 1908 -- the same year he used that success to found General Motors in Flint on September 16, 1908, turning a carriage-manufacturing town into the industrial engine of an automotive revolution.
What that means for basement waterproofing today
Flint's housing stock reflects the city's own industrial waves: modest worker housing built near the Durant-Dort carriage works and, after 1908, the General Motors plants -- including the planned streets of the Civic Park Historic District -- followed by ranch-house subdivisions that spread into Genesee County's townships as the auto industry grew through the 1950s and 60s. Much of that ground sits on the same slow-draining clay that underlies Genesee County generally, and many of those postwar homes still carry the clay-tile or early corrugated footing drains that were standard into the 1980s -- systems now old enough to crush, clog, or collapse and leave hydrostatic pressure with no relief.

Flint's Planning Division administers the Imagine Flint master plan for land use, zoning, and neighborhood-level development review, while the Genesee County Drain Commissioner's Surface Water Management Division oversees stormwater, drainage districts, and floodplain coordination across the county's more than 1,400 drainage districts. Because much of Flint and Genesee County sits over slow-draining clay soils, and many older subdivisions still rely on aging clay-tile or corrugated footing drains, parcel-specific drainage and flood status should be checked before foundation, grading, or exterior work begins.
